Bills included in rent

We offer bills included in the rent on a lot of our fully-managed properties. We bundle all the bills together into one easy payment included in your rent.

In the description of our advertised properties we detail if the rent is including bills.  If nothing is mentioned in the advertisements, the rent advertised will be excluding bills.

On any of our properties you can ask for ‘bills included’ to be considered, however we cannot guarantee that we can offer it on all properties.

What is included in the bills package?

Most of our inclusive bills properties include:

  • Gas
  • Electricity
  • Water
  • TV Licence
  • Broadband

Any that do not include these 5, or include more than these, will be stated in any advertisements.

What are the benefits of bills included?

Paying your rent with the bills included offers many benefits:

  • one payment to cover all the bills (included in your rent)
  • only pay your share of the bills, no need to work out how much each person owes
  • no chasing housemates for money
  • less hassle and arguments between you as tenants
  • the utilities are already sorted when you move in
  • no need to take meter readings for suppliers
  • more time to enjoy student life
  • no need to deal with suppliers
  • no chasing from suppliers for any arrears at the end of the tenancy
  • advice from us on how to programme your boilers
  • your house is likely to be warmer if you are not having to stress about how much energy is being used *Please note there is a Fair Usage policy – shown below*

Are there any drawbacks to bills included?

Although the cost of paying for all the bills being included in your rent is a competitive figure, it is possible that you might be able to get cheaper bills if you track down the cheapest tariff with different suppliers.

You need to weigh up the advantage of possible lower bills against the advantages shown above of your bills being paid for you by the amount included in your rent.

If you would prefer the house excluding bills, please ask us as some Landlords are willing to offer either way.

Fair Usage Policy

This is to ensure that you use our services sensibly.

There are allowances to limit the amount of energy and water (if a meter is present) that you can use when the bills are included within your rent.

The allowances are generous but it is important that you and the other tenants in your home are sensible with your energy and water usage throughout your entire tenancy agreement.

If you go over the allowances, I G Property or your landlord, may charge you for the additional usage. If the weekly amounts collected by payment of rent do not cover the amount of energy and water used, the balance will be recovered from the tenancy deposit.

The allowances are for a 12 month period so if your tenancy agreement is shorter or longer, we’ll adjust the allowance accordingly.
