When I G Property fully manage your property, we give you peace of mind that your property is being very well looked after. Our aim is to help you maximise and protect your rental income, and to take the pressure from you.

Our fully managed service includes:

  • market appraisal of your property and expert advice on how to get the most out of your rental property
  • free marketing of your property through our website, usually in the top 10 Google search results, as well as other web sites, all major property portals such as RightMove and leading student accommodation sites such as StuRents, also Facebook, twitter, relevant university accommodation lists, brochures and telephone and e-mail
  • accompanied property viewings with the prospective tenants
  • drafting and signing of the tenancy agreement
  • collecting tenancy deposits, protecting them with MyDeposits and ensuring the tenants have all the relevant paperwork and certificates as required by law
  • ensure each tenant has a rental guarantor in place to cover non-payment of rent
  • collecting rent and chasing up non-payment
  • checking in the tenants, and preparing a comprehensive check in report on the condition of the property and contents as the tenants move in
  • maintenance issues checked first free of charge by our in-house team. Basic and small maintenance issues are then dealt with by our maintenance team, and we can contact you (if requested) about larger or more complex issues
  • on-line maintenance reporting system for tenants
  • routine inspections – we visit managed properties each quarter to check the condition of the property
  • checking out the tenants, and preparing a check out report, after comparing the property with the check in report. We back up the electronic report with digital photos and a cleaning report
  • landlord updates about the lettings market and how legislation and other changes may affect the York lettings market and your rental income

Tenant find service

If you are happy to manage some aspects of your property, such as checking in your tenants, maintenance of the property and rent collection, but you would like help in finding a tenant, then we can provide a tenant find only service for you.

Our tenant find service includes:

  • market appraisal
  • advertising the property
  • accompanied property viewings with the prospective tenants
  • drafting and signing of the tenancy agreement
